The item is signed "Lorita Giles", on the bottom right side.  "Medical Arts Bld, San Antonio River", is printed on the bottom left side.  This drawing is in good condition.  It does have some waving of the paper on the left hand side and a watermark on the bottom, left corner, (this is barely visible from the front.  It was attached at the four corners to another sheet of paper, this left some of this secondary paper on the four corners when removed.  I'm fairly confident that this can be removed by a professional.  If you get the peice professional restored it will look fantastic.
